An EICR is an Electrical Installation Condition Report, also known as a periodic inspection and test certificate or landlords electrical safety check. This is the formal documentation an electrician or electrical contractor will produce and issue to you, the homeowner, with the inspection and testing results as proof that your electrical installation is safe for continued use.

What is done during an EICR

During an EICR report, electrical inspections and fixed wire testing will be carried out to identify any cable deterioration, defective wiring and hazardous conditions within your electrical installation that may pose a risk of potential danger, along with details of recommended improvements to your wiring system.

Do I need to have an EICR certificate

What does an electrical installation condition report involve?
When the necessary inspection and testing takes place in order to complete your EICR report the electrician will be undertaking an electrical safety check of your electrical installation from the main electrical supply intake to your meter, the earthing and bonding, the adequacy of the circuit protection and the condition of all electric wiring and accessories.
This will comprise of visual inspections, and cable tests which will involve deenergising the electrical supply for the duration of the fixed wire testing.

Access to the consumer unit will be required and the consumer unit cover will need to be removed during the electrical installation testing procedures, electrical terminations will be inspected for signs of damage, and all electrical connections will be torque checked.
The circuit protection fitted in the consumer unit will be assessed for adequacy to protect the cables in each circuit.
Electrical sockets, switches and appliance connections will need to be accessed for integrity, suitability and electrical safety and some will be dismantled during the visit to allow for the inspection and testing of each final circuit.

The items inspected during an EICR are as follows:
1. Intake Equipment - The main incoming supply (Visual Inspection only)
Any defects will be noted in the report as an observation and advice will be given to the client where necessary.

What are the electrical tests carried out during an EICR
There are a number of different types of fixed wire testing carried out by the engineer during the EICR.
Some tests will involve deenergising the electrical supply for the duration of the fixed wire tests

This is a test of the resistance of the earthing conductor for the value of Ze
Installation Earth Electrode Test
This is a test of the resistance of the earthing conductor using an earth rod for the purpose of earthing
Prospective Fault Current Test
This test is performed to find the potential fault current to Earth Ipf
Continuity of Earth Conductors
This is to verify the connection of the main earthing conductors
Continuity of Circuit Protective Conductors
This is to check all circuits have a circuit protective conductor and there is continuity to each final circuit where required
Continuity of Ring Final Circuits
Where ring final circuits are used the continuity of ring final circuit conductors will be tested from end to end
Continuity of Protective Bonding Conductors
There will be a test carried out to prove continuity of protective bonding conductors to earth
Voltage Drop
Voltage testing will be carried out on all final circuits and distribution circuits
Insulation Resistance
Tests will be made to prove the integrity of the cable insulation
Polarity of Live Conductors
The polarity of the supply and all final circuits will be checked before and after power is energised
Earth Fault Loop Impedence
The earth fault loop impedence tests will be carried out on all distribution and final circuits
Residual Current Devices
RCDs and RCBOs will be tested for functionality
Arc Fault Detection Devices
AFDDs will be tested for functionality
All the test results willbe recorded in the schedule of test results section of the EICR and the defects found will be recorded in the observations

What happens when the EICR is completed
Once the inspection and testing is complete, the report will be processed with photographs and advice of any defects found

What happens if my property fails an EICR?
​
If any faults are found with the electrical installation they will be noted in the EICR report as observations alongside recommended actions to be taken to rectify the reported faults.
It may be possible to correct some simple defects found during the inspection and testing procedures, although in some cases the only course of action that may be taken is the isolation or disconnection of an electrical circuit if a dangerous condition is found or a cable/ accessory is discovered to be unfit for continued use.

Any faults found during the EICR inspection and testing requiring urgent action will be reported and notified to the client immediately.
